Thanks for the welcome.  Yes I have seen the Clipsal C bus and it is on my list of possibles.  However I gather it is expensive as you mention.  As for X.10, I do have concerns about the responsiveness and reliability.  As I would be mad not to at least put in the infrastructure for a hardwired system since I am building from new, it seems stupid not to look at hardwired systems seriously.  However I have thought of maybe a hybrid X.10 and something else system as a possibility, especially since the X.10 lamp dimmers are good value I think  - need to research this (?)
 
What I do know is that the lighting system has to be reliable (implies embedded controller if I need a controller but preferably distributed with node to node comms possible) and possible to revert to conventional wiring if I sell the house at some point in the future since the new owners may not see the value and want to pay for it.  I also want to be able to enhance the lighting system using a PC server.  I also would prefer to be able to add the automation slowly as I better understand my needs, both lighting and power.
 
Still playing with ideas at the moment re. final implementation direction.  Mainly focused on trying to tie down the wiring infrastructure, or at least that is what I should be focused on !  With todays' distributed network topologies and control bus options - home running all the power and lighting feeds doesn't seem to me to be really necessary.  Placing control nodes where required and wiring power/lighting conventionally seems to make more sense.  Clearly argument doesn't apply to the other house networks.

Hi Shane
                Welcome aboard , have you looked at the Clispal C bus system. Its suppose to be good but I would imagine it would be very expensive. Not keen on the X10 path ?.
