Having just been through the same process, I'd say allow more if the
extension contains a kitchen and/or bathroom (which they usually do, since
that's often the whole reason for the extension), and don't forget to allow
for any related internal works. For example, we budgeted about =A31000/m^2
=
for
the basic extension, plus extra for a kitchen to go in it, but forgot to
allow anywhere near enough to turn the current kitchen into a utility and
cloakroom.
