Another alternative could be CBus little sister. IHC, central brain,
no pc to run it (although you need one to program it) especially as
you already have Cat5e running to most of the switch locations.
Bog standard contact closure switches to drive it, expancive range of
logic modules, you can even build your own. We have just finished a
block of 164 apartments with it and it has the potential to be very
powerful.
